Do I need a Realtor, Real Estate Agent/Salesperson or not?



Get Help from a Agent, Real Estate Broker or other Professional

When I first started to buy, fix up and sell homes, I had a very good friend, who was a Realtor, Broker and Manager of an office which housed 60 agents helping me to find homes. I used the web sites, the MLS, the government sites like HUD and back then, VA to find homes. Then I drove by them and if they past the first tests of location, layout, and curb appeal, I called him to get me inside.

After purchasing our third or was it fourth home, he told me, “Why don’t you get your own license and then you can show yourself the homes you want to see?” I did that and what this led to, was that the banks, owners, HUD, and VA started paying me a commission to by their homes for myself.

Now that’s another way to increase your profits, by becoming a Realtor or real estate salesperson and getting direct access to these listings and first time showings on your own. Yet, that is a fairly expensive process that you may not be ready to or willing to follow, as it ends up requiring education, Licensing fees, continuing education, monthly dues and fees for local boards and MLS fees, etc.

Most of you will not follow that course, but I do believe it would be good to contact and secure help from a qualified professional that is willingly to go the distance in helping you accomplish your goals. Make sure that he is familiar with bank sales, HUD, Short Sales, auction bidding etc., so as to guide you on your way. He can also then set you up with a direct access probably by email of ALL available properties straight from his MLS to your email box, on a daily, if not hourly basis, so as to catch all the new properties coming on the market and those who have had price changes.

You will be surprised how informed you will become if you desire to follow that route! If you decide on your own to work it out with each listing agent, it will work pretty much the same yet, you will not have that prime contact, which I believe is very necessary.
